Noida Sector 71
Noida Sector 71 is a mixed land-use sector and has Authority Economically Weaker Section (EWS) and Low Income Group (LIG) flats, schools, and commercial land. This is the first sector when one travels from Noida Sector 32 (City Center) towards Noida Extension.
LIG flats in Noida Sector 71 were allotted by Noida Authority and their resale is available in good rate. However, construction quality and maintenance is an issue in this sector. Noida Authority has recently sent notice to many LIG allottees for unauthorized construction and has also cancelled few lease deeds. Hence, one has to take precaution in cases like if the seller is demanding very less price for an LIG flat. The buyer must also check with the Authority before finalizing any deal.
Noida Sector 72
Noida Sector 72 is also mixed land-use sector. The Authority has marked some plots for commercial/hotel purpose and rest of the plots for residential purpose.
Plot rates in Noida Sector 72 are Rs. 90,000–1,24,000 per sq m. The plots are fetching good premium due to the nearby metro station that is just 2 km away. Noida Sector 72 is just opposite to Noida Sector 51.
Noida Sector 73
Noida Sector 73 or so-called Sarfabad village is one of the big sectors among Noida 7X sectors. In ths sector, 80% land belongs to the Sarfabad village.
Noida Authority has allotted some land for to Oil Industry Development Board (OIDB) and Directorate General of Health (DGH) offices. If one visits Noida Sector 73, he/she can see a big white office builder belonging to OIDB.
